The above charts and graphs tell the real story. It appears that the decline in the number of closed homes in January 2015 has had little, if any, impact on home values over the course of the last 12 months. Home prices actually rose slightly by 3.6% over the previous year on average and the median sold price is actually up by over 22%. Isn’t that interesting! Homes aren’t taking longer to sell wither. They aren’t selling fast, but they are selling faster this year compared to this time last year: 5% faster in January 2051 compared to Jan 2014. Do homes generally sell for more or less than the asking price. The selling prices we see for January 2015 say that homes are selling for 93.3 % of what they were originally listed for. That number is actually up 1.8% over the same month in 2014. The change is rather insignificant, and means that the market is actually stable.
